When is rent due?

Rent is due on the 1st of each month and is considered late if not paid by the 5th.

How can I pay my rent? What forms of payment are acceptable?

Please use the Resident Portal to make all rent payments.

Is renter's insurance required? (Add details, how much, what kind.)

Renter's insurance is required and includes coverage for up to $100,000 in personal liability.

Are utilities included? (Which ones specifically.)

The apartments are not furnished.

Are there any bed restrictions for the apartments?

Water beds are not permitted in the apartments.

Do you have items I can rent?

We do offer rental items, including a garage for $175.00 per month.

Are corporate rentals available?

Unfortunately, we do not offer corporate rentals at this time.

Can the apartment be sublet?

Subletting the apartment is not allowed.

Under what circumstance can a landlord terminate your lease?

A landlord can terminate your lease if you violate the terms of the lease agreement.

What happens if I need to move out before my lease expires?

If you need to move out before your lease expires, you will need to provide a 60-day notice. During those 60 days, you will still be responsible for paying rent. Additionally, there will be a termination fee equal to one month's rent.

Are there any fees associated with moving in or moving out?

Yes, there are fees associated with moving in or moving out.

Can the apartment be listed on AirBnB?

Listing the apartment on AirBnB is not allowed.

What are the occupancy limits?

The occupancy limits are as follows: 2 for 1x1 units, 4 for 2x2 units, and 6 for 3x2 units.

How often is there a rent increase?

Rent increases occur annually at the expiration of the lease.

What are hours of the leasing office?

The leasing office is open from 9:30 am to 5:30 pm Monday through Friday, 10 am to 5 pm on Saturdays, and closed on Sundays.

What are the hours of the clubhouse?

The clubhouse is open from 9:30 am to 5:30 pm Monday through Friday, 10 am to 5 pm on Saturdays, and closed on Sundays.

What are the hours for the fitness center?

The fitness center is open 24 hours.

What are the hours for the pool?

The pool is open from sunrise to sunset.

What are the hours for the Resident Lounge?

The Resident Lounge is open from 9:30 am to 5:30 pm Monday through Friday, 10 am to 5 pm on Saturdays, and closed on Sundays.

Do you offer recycling?

Yes, we offer recycling services.

What property amenities are included?

Our property amenities include a pool, yoga room, 24-hour fitness room, luxury package lockers, fire pit, gas grill at the pool with a fridge and ice maker, pet spa, and dog park.

Do you offer valet trash service?

We do not currently offer valet trash service.

Do you have free internet/Wi-Fi? (Where is it available.)

Unfortunately, we do not offer free internet or WiFi at this time.

What internet service options are available?

There are two main internet service options available: AT&T and Comcast.

Do you have cable?

Yes, we have cable.

Can I reserve your community room?

Unfortunately, our community room is not available for reservation.

Is storage included?

Storage is included on certain units and in the outdoor patio area.

What are pool hours and seasonal availability?

Our pool hours are from sunrise to sunset and availability is seasonal.

What is the parking situation?

Parking is available on a first-come, first-served basis.

I have a noise complaint. Who do I contact?

To address noise complaints, we recommend reaching out to our courtesy officer or utilizing our on-call service.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

Smoking is not allowed in any units or common areas.

I need emergency maintenance. Who do I call?

For emergency maintenance needs, our on-call service is available to assist you. Please contact them for immediate assistance.

I have a non-emergency maintenance issue. Who do I contact?

For non-emergency maintenance issues, our on-call service is available to assist you. Please contact them for any necessary repairs or maintenance needs.

Is there a fee or permit required for parking?

No, there is no fee or permit required for parking.

Is parking assigned?

Parking is not assigned.

What decorations or changes to the apartment are prohibited?

Prohibited decorations or changes to the apartment include structural modifications, replacement light fixtures, hardware, and appliances. If you choose to paint the unit, it is required that you paint it back to its original color.

Are there fees for using the communal spaces?

There are no fees for using the communal spaces.

Can residents put personal grills on their balconies?

Residents cannot put personal grills on their balconies due to the risk of fire hazards.

Are there restrictions for what can be put on balconies or patios?

Balconies and patios are allowed to have patio furniture, but please refrain from displaying any offensive flags or banners.

What is the proceedure for moving out?

To move out, please provide a 60-day notice. You will be responsible for paying rent for those 60 days and a termination fee equal to one month's rent.

Are there building quiet hours?

Building quiet hours are from 10 pm to 6 am.

Is there public transportation nearby?

Unfortunately, there is no public transportation available in the nearby area.

Are you near any transportation routes? Which ones?

We are not located near any transportation routes.

What school district serves the community?

The community is served by the Clarke County school district.

What kinds of washers and dryers do in-apartment hookups accommodate?

Our apartments come with a washer and dryer already installed, but unfortunately, we cannot remove them to accommodate personal machines.

Do apartments have dishwashers?

Does the apartment come with a microwave?

Yes, the apartment does come with a microwave.

Do kitchen sinks have a garbage disposal?

Kitchen sinks typically come equipped with a garbage disposal, with the exception of handicap units.
